NEW YORK, NY<\/strong> \u2013 Mapletree Investments (\u201cMapletree\u201d or \u201cthe Group\u201d) has announced the sale of a 1,379,424-square-foot (“sq\u00a0ft”) mid-shallow bay industrial portfolio to\u00a0Dalfen\u00a0Industrial for\u00a0US$207.5 million. This transaction marks the Group\u2019s fifth\u00a0United States (“US”)\u00a0warehouse portfolio divestment, following\u00a0nearly\u00a0US$1.3 billion\u00a0in total\u00a0logistics\u00a0asset sales completed since June 2025.

The mid-shallow bay\u00a0logistics\u00a0portfolio includes 19 warehouse assets across key US distribution markets:
13 in Dallas\u2013Fort Worth, 4 in Chicago and one each in Cincinnati, Ohio and Indianapolis, Indiana.

The divested assets were held under Mapletree US & EU Logistics Private Trust (“MUSEL”), a closed-end private fund launched in 2019 with a diversified\u00a0pan-American\u00a0and pan-European portfolio totalling\u00a0US$4.3 billion in assets under management at the fund\u2019s\u00a0inception. The original portfolio\u00a0comprised\u00a0262 strategically located assets, well-connected to transportation nodes and\u00a0benefiting\u00a0from robust demand across sectors including e-commerce, third-party\u00a0logistics\u00a0and consumer products. This divestment\u00a0represents\u00a0the successful fifth milestone of exit for investors of MUSEL.<\/p>\n\n\n\n

Mapletree owns and manages more than 66 million\u00a0sq\u00a0ft of industrial assets across the US with a development pipeline of approximately 2.6 million\u00a0sq\u00a0ft. Since entering the US real estate market in 2014, the Group has built a diverse portfolio spanning\u00a0logistics, data centre, office, student\u00a0housing\u00a0and multifamily properties. As of March 31, 2025, the US accounted for\u00a0approximately 25% of the Group\u2019s total assets under management, valued at ~US$60.1 billion (S$80.3 billion).
