The property sits on a 29.36-acre site at 1851 Brandon Road (formerly 1035 W. Laraway Road) with delivery scheduled for 1Q 2027.<br><br>\u201cThis groundbreaking brings another high-quality logistics asset to one of the most established distribution hubs in the country,\u201d said Richard Prokup, Chief Executive Officer, United States (&#8220;US&#8221;), Mapletree. \u201cFollowing a series of <a href=\"https:\/\/www.mapletree.com.sg\/newsroom\/mapletree-sells-1-3-million-square-foot-mid-shallow-bay-logistics-portfolio-to-dalfen-industrial-for-us207-5-million\/\">recent industrial divestments<\/a>, Mapletree continues to scale its US development pipeline with well-located, institutional-grade assets across high-demand logistics corridors.\u201d<br><br>Chiagorom Osu, Head of US Logistics Development at Mapletree, added: \u201c1851 Brandon Road exemplifies our disciplined approach to development, transforming well-positioned sites into Class A logistics assets through thoughtful planning and execution. As the project progresses, our focus remains on delivering a facility designed to support our customers\u2019 operations while creating long-term value for the communities where we invest.\u201d<br><br>Situated along the I-80 and I-55 interchange, 1851 Brandon Road provides direct connectivity to the Joliet Intermodal Center \u2014 North America\u2019s largest inland port \u2014 which is home to the Union Pacific and BNSF Joliet Intermodal Terminals. Targeting LEED Silver certification, the property will feature 40-ft clear heights, 78 dock doors, four drive-in doors, 172 car parking spaces and 97 trailer stalls upon completion.<br><br>Mapletree currently owns and manages approximately 9.8 million sq ft of industrial assets in the Chicago area. These holdings contribute to the Group\u2019s broader US logistics footprint, which totals more than 60 million sq ft.<br><br>In May 2026, Mapletree acquired a 96.8-acre site at 370 Smithburg Road in Manalapan, New Jersey, where it plans to develop a 952,720-sq ft logistics facility. The development will feature two buildings with warehouse footprints of 300,220 sq ft and 652,500 sq ft, with completion expected in the first quarter of 2028.<\/p>\n\n\n\n<p>The 1851 Brandon Road groundbreaking adds to a series of recent construction milestones:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a href=\"https:\/\/www.mapletree.com.sg\/newsroom\/mapletree-acquires-37-64-acre-site-to-develop-420262-square-foot-logistics-facility-in-tobyhanna-pennsylvania\/\">1180 Corporate Center Drive East<\/a>: In November 2025, the Group broke ground on a 420,262-sq ft logistics facility on&nbsp;a 37.64-acre site at 1180 Corporate Center Drive East in Tobyhanna, Pennsylvania, adjacent to&nbsp;its existing 1.3 million-sq ft industrial asset at 2086 Corporate Center Drive West.<br><br><\/li>\n\n\n\n<li><a href=\"https:\/\/www.mapletree.com.sg\/newsroom\/mapletree-breaks-ground-for-pair-of-industrial-facilities-in-chicagos-barlett-and-joliet-submarkets\/\">1360 Schiferl Road<\/a>: Known as the Bartlett Commerce Center, the 149,100-sq ft building sits on an 8.2-acre parcel adjacent to Mapletree\u2019s existing 400,000-sq ft warehouse. The site broke ground in October 2025.<br><br><\/li>\n\n\n\n<li><a href=\"https:\/\/www.mapletree.com.sg\/newsroom\/mapletree-breaks-ground-for-pair-of-industrial-facilities-in-chicagos-barlett-and-joliet-submarkets\/\">3600 Houbolt Road<\/a>: That same month, Mapletree broke ground for a 312,306-sq ft warehouse on an 18.11-acre site with direct connectivity to the Joliet Intermodal Center.<br><br><\/li>\n\n\n\n<li><a href=\"https:\/\/www.mapletree.com.sg\/newsroom\/mapletree-acquires-land-site-for-logistics-development-in-new-jersey-united-states\/\">1960 Burlington-Mount Holly Road<\/a>: In July 2025, Mapletree broke ground on a 250,000-sq ft industrial facility in Westampton Township, New Jersey. Set on a 22.5-acre site, the planned facility is located near major transportation arteries, including the New Jersey Turnpike, airports and seaports, making it well positioned to serve as a distribution centre and last-mile delivery hub.<\/li>\n<\/ul>\n\n\n\n<p>Mapletree also recently completed the 53,995\u2011sq ft expansion of 350 Gills Drive, bringing 204,540 sq ft of high\u2011quality logistics space to the downtown Orlando market, which is now leased to Howard Fertilizer &amp; Chemical.<\/p>\n\n\n\n<p>Mapletree owns and manages approximately 60 million sq ft of industrial assets across the US and has a development pipeline of over 2.5 million sq ft. Since entering the US real estate market in 2014, the Group has built a diverse portfolio spanning logistics, data centre, office, student housing and multifamily properties.
