NEW YORK, NY<\/strong> \u2013 Mapletree Investments (\u201cMapletree\u201d or \u201cthe Group\u201d) is pleased to announce the\n sale of a 1.8 million-square-foot (sq ft) industrial portfolio to Faropoint, a tech-enabled industrial real\n estate investment manager, for US$328 million. This transaction marks the Group\u2019s first major U.S. warehouse\n divestment and Faropoint\u2019s largest acquisition since the firm\u2019s founding in 2012.<\/p>\n\n\n\n
“Mapletree remains bullish on the long-term potential of the U.S. industrial market,” said Richard Prokup, Chief\n Executive Officer, U.S., Mapletree. “This transaction represents our first large-scale warehouse divestment in\n the U.S. \u2014 a milestone that unlocks capital for reinvestment in new opportunities that align with our conviction\n in this sector.”<\/p>\n\n\n\n

The portfolio comprises 30 shallow-bay warehouse buildings located across Florida, Georgia, New Jersey,\n Pennsylvania and Texas. John E. Huguenard and Trent Agnew of JLL represented Mapletree in the transaction.<\/p>\n\n\n\n
“This portfolio is a strategic addition to our platform and reinforces Faropoint’s conviction in the long-term\n fundamentals of infill industrial real estate,” said Ohad Porat, Chief Investment Officer at Faropoint. “It\n advances the scale and discipline we apply to our investment strategy as we continue growing across key U.S.\n logistics corridors.”<\/p>\n\n\n\n

The divested assets were held under Mapletree US & EU Logistics Private Trust (MUSEL), a closed-end private\n fund launched in 2019 with a diversified pan-American and pan-European portfolio totaling US$4.3 billion in\n assets under management. The portfolio comprised 262 strategically located assets, well-connected to\n transportation nodes and benefiting from robust demand across sectors including e-commerce, third-party\n logistics and consumer products. This divestment represents the successful first phase of exit for investors of\n MUSEL.<\/p>\n\n\n\n
Mapletree owns and manages over 70 million sq ft of industrial assets across the U.S.. Since entering the U.S.\n real estate market in 2014, the Group has built a diverse portfolio spanning logistics, data center, office,\n student housing and multifamily properties. As of March 31, 2025, the US accounted for approximately 25% of the\n Group\u2019s total assets under management, valued at ~US$60.1 billion (S$80.3 billion).<\/p>\n\n\n\n
Faropoint\u2019s acquisition comes as the firm continues its expansion, having recently launched Industrial Value Fund\n IV with a US$1 billion target after closing Fund III at US$916 million in 2024, including co-investments, above\n its US$750 million target. The firm has also recently expanded geographically with a new West Coast office. The\n Mapletree portfolio represents one of Faropoint’s largest transactions aligned with its strategy of leveraging\n its proprietary acquisition platform, FarOS, and mark-to-market AI technology, REXy, to optimize portfolio\n construction of urban logistics properties in high-density, supply constrained markets.<\/p>\n\n\n\n<\/figure>\n\n\n\n
