The agreement included a 10-year extension of an existing lease for 87,000 sqm in Piotrk\u00f3w II DC1 and Piotrk\u00f3w II DC2, as well as a 10-year lease at Piotrk\u00f3w II DC3, a new 41,000-sqm built-to-suit (\u201cBTS\u201d) logistics development located near Piotrk\u00f3w II DC1 and DC2.<br><br>This marked the largest warehouse lease transaction in the Polish market in 2025, underscoring the resilience of the Polish logistics market. Brought to fruition by the Warsaw-based team, the significant transaction reflects Mapletree\u2019s robust asset management capabilities and strong position as a premier provider of scalable, high-quality logistics solutions.<br><br>\u201cWe are delighted that Agata S.A. has decided to extend its existing lease and at the same time, expand its operations through our new BTS development in Piotrk\u00f3w, Poland. This decision reflects the enormous trust they place in Mapletree and affirms Central Poland&#8217;s strong position on Europe\u2019s logistics map. With logistics being one of Mapletree\u2019s core sectors, we are excited to leverage our years of expertise to deliver a modern, Class A development with flexible, tenant-focused solutions to support Agata S.A. in its next step of business growth,\u201d said Ralph van der Beek, Chief Executive Officer, Commercial and Logistics, Europe, Mapletree.<br><br><strong>Piotrk\u00f3w II DC3<\/strong>\u00a0<br><br>Piotrk\u00f3w II DC3 will be developed near Piotrk\u00f3w II DC1 and Piotrk\u00f3w II DC2 to facilitate operational continuity for Agata S.A. to better serve its sales network across Poland with an optimised supply chain. Strategically located near the A1 motorway and S8 expressway, the development offers optimal connectivity for national and international distribution, making it a key logistics hub in Central Poland.<\/p>\n\n\n\n<p><br>Piotrk\u00f3w II DC3 will be built in accordance with industry-recognised BREEAM Excellent certification requirements and equipped with sustainable features such as a greywater recovery system and a roof for photovoltaic installation. The development is scheduled for completion by early 2027.<br><\/p>\n\n\n\n<p><br>Since entering Poland in 2018, Mapletree has accumulated a S$1,369 million (~EUR943 million) portfolio of office and logistics properties totalling 1,225,000 sqm in gross lettable area as at 31 March 2025.<br><\/p>\n\n\n\n<p><br>Piotrk\u00f3w II DC1 and Piotrk\u00f3w II DC2 are held under Mapletree US &amp; EU Logistics Private Trust (MUSEL), a closed-end private fund with a diversified pan-American and pan-European portfolio totaling US$4.3 billion in assets under management at the fund\u2019s inception. Since its inception in 2019, MUSEL\u2019s portfolio of strategically-located, quality logistics assets has been delivering strong performance.
