SHANGHAI, CHINA <\/strong>\u2013 Mapletree Investments Pte Ltd (\u201cMapletree\u201d or the \u201cGroup\u201d) is pleased to announce the launch of its first China logistics Renminbi (\u201cRMB\u201d) core fund in partnership with China Life Capital1<\/sup>. The Mapletree China Logistics RMB Fund has a portfolio of five stabilised logistics assets with approximately RMB1.5 billion in assets under management.<\/p>\n\n\n\n

Mapletree China Logistics RMB Fund has secured commitments from international insurance companies, reflecting institutional investors’ confidence in China logistics sector\u2019s long-term growth prospects as well as Mapletree’s track record as a logistics real estate developer and operator.<\/p>\n\n\n\n

Partnership with a Leading State-Owned Institutional Investor<\/strong><\/p>\n\n\n\n

Since entering China in 2006, Mapletree has focused on developing or acquiring modern logistics facilities as a key business strategy. Supported by the growth of e-commerce, third-party logistics, cross-border trade and domestic consumption, the Group has developed and operated more than 10 million sqm of logistics space across over 130 properties nationwide. These assets are strategically located in key gateway cities, transportation hubs and major consumption centres.<\/p>\n\n\n\n

The Mapletree China Logistics RMB Fund marks the Group’s first RMB fund in China. The fund brings together a leading state-owned institutional investor and Mapletree’s asset management expertise to create value through capital recycling while delivering stable recurring income to investors.<\/p>\n\n\n\n

Portfolio of High-Quality Logistics Assets<\/strong><\/p>\n\n\n\n

Mapletree China Logistics RMB Fund\u2019s portfolio comprises five high-quality logistics assets located in Nanjing, Wuxi and Chengdu, with a total leasable area of approximately 382,000 sqm and an average occupancy rate of 95%.<\/p>\n\n\n\n

Strategically located in the Yangtze River Delta and Chengdu-Chongqing economic regions, the assets benefit from strong market fundamentals and attract a diversified and stable tenant base comprising third-party logistics providers, e-commerce operators and advanced manufacturing companies. Several tenants have maintained long-term occupancy at the properties for close to a decade.<\/p>\n\n\n\n

Located in Nanjing, Jiangsu Province, Mapletree Liuhe Logistics Park comprises five single-storey warehouses, offering approximately 71,000 sqm of leasable space and achieving an occupancy rate of 99%.<\/figcaption><\/figure>\n<\/div>\n\n\n\n

In line with Mapletree’s sustainability commitments, all five properties have incorporated sustainability initiatives across their design, construction, operation and maintenance, including renewable energy solutions, carbon reduction measures, energy and water conservation initiatives, and green lease partnerships with tenants. All five assets have attained LEED certification.<\/p>\n\n\n\n

Backed by modern specifications, strong operational management and sustainability credentials, the portfolio is well positioned to deliver resilient long-term performance.<\/p>\n\n\n\n

Active Capital Recycling Strategy<\/strong><\/p>\n\n\n\n

A testament to Mapletree’s capital recycling capabilities, two of the Wuxi assets in the portfolio were originally developed by Mapletree and subsequently divested to Mapletree Logistics Trust (“MLT”) in 2013 and 2020<\/p>\n\n\n\n

MLT\u2019s proposed divestment to Mapletree China Logistics RMB Fund2<\/sup> highlights the Group’s ability to recycle capital across its logistics platform while enabling MLT to redeploy capital into new investment opportunities.<\/p>\n\n\n\n

Building on a Strong Track Record<\/strong><\/p>\n\n\n\n

In December 2022, Mapletree launched its first China-focused logistics private real estate fund, the Mapletree China Logistics Investment Private Fund (MCLIP), attracting strong interest from institutional investors, including leading insurance companies and endowment funds. As at 31 March 2026, MCLIP’s portfolio comprised 43 Grade A logistics assets with a committed occupancy rate of 92%, underscoring the quality and resilience of its underlying assets.<\/p>\n\n\n\n

The success of MCLIP paved the way for Mapletree’s first RMB-denominated logistics core fund, further reinforcing the Group’s position in China’s logistics real estate market.<\/p>\n\n\n\n

With the launch of the Mapletree China Logistics RMB Fund, the Group now manages three Singapore-listed real estate investment trusts (REITs) and 10 private equity real estate funds.<\/p>\n\n\n\n
