NEW YORK, NY<\/strong> \u2013 Mapletree Investments (\u201cMapletree\u201d or \u201cthe Group\u201d)\u00a0is\u00a0pleased to announce the sale of a 4,434,464-square-foot\u00a0(sq ft) industrial portfolio to\u00a0EQT Real Estate for\u00a0US$575 million.\u00a0This transaction mark the Group’s fourth United States (US)\u00a0warehouse portfolio divestment, following\u00a0US$671.8 million in\u00a0total\u00a0logistics\u00a0asset sales completed in 2025.

The East Coast\u00a0logistics\u00a0portfolio\u00a0comprises\u00a025 warehouse assets across the region including properties in Connecticut, Florida, Georgia, New Jersey, North Carolina, Pennsylvania, Tennessee, Virginia and Washington, DC.

\u201cThis investment reflects our high-conviction, thematic approach to investing in infill logistics across the U.S., where we see strong long-term demand for well-located industrial assets,\u201d said Matthew Brodnik, Chief Investment Officer at EQT Real Estate. \u201cWe believe the portfolio serves as a compelling addition to our U.S. logistics platform and look forward to building on the portfolio\u2019s strong fundamentals through our active ownership approach.\u201d

John Huguenard, Trent Agnew and Will McCormack of JLL represented Mapletree in the transaction. The sale is\u00a0expected to\u00a0reach full completion in\u00a0March 2026, when select remaining assets are scheduled to close.

Twenty-four of the divested assets were held under Mapletree US & EU Logistics Private Trust (\u201cMUSEL\u201d), a closed-end private fund launched in 2019 with a diversified pan-American and pan-European portfolio totaling US$4.3 billion in assets under management (AUM) at the fund\u2019s inception. The original portfolio comprised 262 strategically located assets, well-connected to transportation nodes and benefiting from robust demand across sectors including e-commerce, third-party logistics and consumer products. This divestment represents the successful fourth milestone of exit for investors of MUSEL.

<\/p>\n\n\n\n

The remaining asset was held under the Mapletree US Logistics Private Trust (\u201cMUSLOG\u201d), a closed-end private fund launched in 2021 with a portfolio of 154 freehold logistics properties across the US which totaled US$3.3 billion in AUM at the fund\u2019s inception.

<\/p>\n\n\n\n

Mapletree owns and manages more than 66 million sq ft of industrial assets across the US with a development pipeline of approximately 2.6 million sq ft. Since entering the US real estate market in 2014, the Group has built a diverse portfolio spanning logistics, data centre, office, student housing and multifamily properties. As of March 31, 2025, the US accounted for approximately 25% of the Group\u2019s total assets under management, valued at ~US$60.1 billion (S$80.3 billion).\u202f
