Customised Building Solutions

Mapletree offers build-to-suit arrangements (BTS) as a value-added service for clients by customising the facility to clients’ specifications and providing the space on long leases. This reduces the hassle of managing the construction of the facility, while still enjoying stable rental rates over the long-term.

In 2008, Mapletree completed its first BTS premium office building, Bank of America Merrill Lynch HarbourFront. With net lettable space of 200,000 square feet (sq ft), the six-storey office building is on long-term lease to Bank of America Merrill Lynch and houses its global support centre for private banking and global markets businesses. Mapletree also developed STT Tai Seng 1, a custom-built 170,000 sq ft world-class data centre, which was completed in 2010. Following which, Mapletree developed for Kulicke & Soffa (K&S) the K&S Corporate Headquarters, and a BTS data centre at 26A Ayer Rajah Crescent for Equinix. 26A Ayer Rajah Crescent has been subsequently divested pursuant to a Right of First Refusal on 25 June 2021. In June 2014, Mapletree also inked an agreement with Hewlett-Packard (HP Singapore) to redevelop the Telok Blangah Cluster into a BTS facility. Completed in June 2017, this $226 million facility is Mapletree’s largest BTS project to date which has been awarded BCA Green Mark Platinum for its environmentally sustainable design. In 2018, MIT completed its third BTS data centre development, Mapletree Sunview 1. With a gross floor area of about 22,500 sqm, the six-storey purpose-built data centre at Sunview Drive is fully leased to an established data centre operator.

In China, Mapletree signed an agreement with a leading domestic logistics player, to develop a BTS facility at Mapletree Jiaxing Logistics Park. The BTS development, which comprises two blocks of high quality, single-storey warehouses with ancillary offices was completed in June 2017.
