POLAND, EUROPE – Mapletree Investments (“Mapletree” or “the Group”) is pleased to announce that Agata S.A., one of Poland’s leading furniture retailers, has signed a lease agreement for 128,000 sqm of logistics space in Piotrków Trybunalski, Poland. The agreement included a 10-year extension of an existing lease for 87,000 sqm in Piotrków II DC1 and Piotrków II DC2, as well as a 10-year lease at Piotrków II DC3, a new 41,000-sqm built-to-suit (“BTS”) logistics development located near Piotrków II DC1 and DC2.
This marked the largest warehouse lease transaction in the Polish market in 2025, underscoring the resilience of the Polish logistics market. Brought to fruition by the Warsaw-based team, the significant transaction reflects Mapletree’s robust asset management capabilities and strong position as a premier provider of scalable, high-quality logistics solutions.

Piotrków II DC3
Piotrków II DC3 will be developed near Piotrków II DC1 and Piotrków II DC2 to facilitate operational continuity for Agata S.A. to better serve its sales network across Poland with an optimised supply chain. Strategically located near the A1 motorway and S8 expressway, the development offers optimal connectivity for national and international distribution, making it a key logistics hub in Central Poland.
Piotrków II DC3 will be built in accordance with industry-recognised BREEAM Excellent certification requirements and equipped with sustainable features such as a greywater recovery system and a roof for photovoltaic installation. The development is scheduled for completion by early 2027.
Since entering Poland in 2018, Mapletree has accumulated a S$1,369 million (~EUR943 million) portfolio of office and logistics properties totalling 1,225,000 sqm in gross lettable area as at 31 March 2025.
Piotrków II DC1 and Piotrków II DC2 are held under Mapletree US & EU Logistics Private Trust (MUSEL), a closed-end private fund with a diversified pan-American and pan-European portfolio totaling US$4.3 billion in assets under management at the fund’s inception. Since its inception in 2019, MUSEL’s portfolio of strategically-located, quality logistics assets has been delivering strong performance. This agreement with Agata S.A. will further enhance the resilience of MUSEL’s portfolio in Europe.
