POLAND, EUROPE – Mapletree Investments Pte Ltd (“Mapletree” or “the Group”) has broken ground on Piotrków II DC3, a modern build-to-suit distribution centre for Agata S.A., one of the largest furniture retailers in Poland. Completion is scheduled for early 2027.
Located in Majków Duży, within Mapletree Park Piotrków II, the project marks another milestone in the long-standing cooperation between the two companies and is one of the most significant logistics developments currently underway in central Poland.

Largest Polish Logistics Leasing Transaction of 2025
The new facility will offer approximately 41,800 square metres (“sqm”) of gross floor area and will strengthen the position of Mapletree Park Piotrków II as a key logistics hub for Agata S.A. in Poland. The investment has been designed to support further operational growth and ensure long-term integration with the tenant’s existing distribution infrastructure.
The project forms part of the largest logistics leasing transaction in Poland in 2025, covering a total of approximately 128,000 sqm of warehouse space. In addition to the development of Piotrków II DC3, the agreement between Mapletree and Agata S.A. also includes 10-year lease extensions for 87,000 sqm of space in the existing Piotrków II DC1 and DC2 buildings, underlining the strategic and long-term nature of the partnership.
The project is the result of close collaboration between Mapletree and Agata S.A. teams, who jointly developed solutions to address both future business growth needs and the evolving requirements of the logistics market.
Purpose-built Modern Logistics Space Equipped with Sustainability Features
Piotrków II DC3 has been designed in line with the latest market standards and will target BREEAM Excellent certification. The building will feature high-specification technical solutions, including a floor load capacity of 7 tonnes/sqm and fire load parameters exceeding 4,000 megajoule/sqm, ensuring a high level of safety and operational flexibility.
The logistics development incorporates a wide range of environmental solutions aligned with Mapletree’s environmental, social and governance strategy. These include energy-efficient technical installations, intelligent systems for managing energy and utilities consumption, water-saving solutions, a greywater recovery system, and a roof prepared for photovoltaic installation.
The building will also feature solutions supporting energy efficiency and reducing its environmental footprint throughout its lifecycle. A key element of the project is the responsible development of modern logistics infrastructure with respect to the local community and natural environment.
The new space will be developed in direct proximity to Piotrków II DC1 and DC2, enabling seamless integration of operations and further optimisation of Agata S.A.’s supply chain.

The new distribution centre represents an important contribution to the economic development of the Wola Krzysztoporska municipality and the wider Piotrków Trybunalski region. The investment strengthens the region’s industrial and logistics functions, enhances its attractiveness to future investors, and supports the development of economic infrastructure in central Poland.

Proven Location and Experienced Partners
Mapletree Park Piotrków II is located near the intersection of the A1 motorway and the S8 expressway, providing excellent connectivity to key domestic and international markets, and making the region one of the most important logistics hubs in Poland.
The transaction was supported by Triflow acting as the dedicated broker. Bremer is the general contractor, while 2MPM is responsible for project supervision.
Piotrków II DC1, DC2 and DC3 are held under Mapletree US & EU Logistics Private Trust (MUSEL), a closed-end private fund with a diversified pan-American and pan-European portfolio totaling US$4.3 billion in assets under management at the fund’s inception.
Since entering Poland in 2018, Mapletree has accumulated a S$1,369 million (~EUR943 million) portfolio of office and logistics properties totalling 1,225,000 sqm in gross lettable area as at 31 March 2025.
